Landlords: support from the council

The council can match people that need a home with your property.

The benefits to landlords include:

  • a non-refundable lump sum landlord incentive payment, equivalent to one month's Local Housing Allowance (LHA) rate, that the household is entitled to
  • the first month's rent payable in advance
  • a deposit guarantee equivalent to one month's rent
  • a free tenant finding service
  • an inventory report, with photographic evidence submitted
  • a standard template Assured Shorthold Tenancy (AST) Agreement provided and completed
  • a free Energy Performance Certificate (EPC), if required
  • choice of tenant and accompanied viewings with a housing representative
  • landlords will be provided with a single point of contact should any issues arise

If you are a landlord, or thinking of becoming a landlord, you can find information and advice about your rights and responsibilities on the GOV.UK website. You could also join the National Landlords Association for information, advice and support on everything to do with renting privately.

For more information about all the benefits of letting your property through the Council, please call 01635 503 616, or 01635 519 628.

If you are currently renting your property to a tenant and experiencing difficulties, the Housing Options Team are here to help. Before taking any action, we would encourage you to make contact with the service either by emailing housing@westberks.gov.uk, or calling 01635 519 530 and choosing option 2.
